Set on a generous stretch of acreage just minutes from the coastline, this One Mile Beach property was once a family home struggling to meet the demands of multigenerational living. Its bones were solid - an award-winning residence of its time - but the spaces had become disconnected, dark, and dated.
When Jason Diamond, Design and Managing Director of Luxury Pools & Outdoor Living, first visited the site, he found a family ready for change.
The design brief called for a comprehensive masterplan - a full reimagining of both the home and its surroundings. This included new architectural extensions, multiple pools, a spa, a wellness and gymnasium pavilion, and an entirely redefined outdoor living experience.

Project Brief
Q: What was the inspiration for your client?
Jason: The clients are a close-knit family with multiple generations living together on their acreage at One Mile Beach. During my initial visit, they told me they’d spent years trying to make their home work but were still unhappy. They needed a total transformation - a space that truly reflected their lifestyle.
Once they realised we’re a fully licensed builder with in-house architecture, they trusted us to lead the design and construction journey. Their inspiration came from a mix of our Terrigal and Glenorie architectural builds - both modern, timeless, and family-driven - which set the tone for this project’s style.
Q: Why did your clients want a renovation, pool, and outdoor living redesign?
Jason: The original home layout didn’t connect with the outdoors. The kitchen, lounge, and dining areas were isolated from the exterior, and the old pool was small and outdated.
With their children, parents, and grandchildren all sharing the property, the clients needed a home that worked for everyone - a central hub for family life. The new design features a large, resort-style pool that accommodates everyone while creating a sense of luxury and relaxation.


Q: Why did they choose Luxury Pools & Outdoor Living for the project?
Jason: They had heard about our work and came to visit our display property, which showcases a 380,000-litre pool, architectural buildings, and landscaped entertaining areas. That visit made the decision easy for them.
Having had challenges with trades in the past, they wanted a team that could manage design and construction seamlessly, with absolute quality assurance. After the tour, they said, “We’ve seen enough - we’re ready to move forward.”
Q: What was the client’s end goal for the space?
Jason: The goal was to completely reimagine the property - not just the pool. We created a new master plan that includes:
Reconfigured bedrooms and a redesigned entry
A larger, repositioned garage with gated front entry
A new open-plan kitchen, lounge, and dining area with a butler’s pantry
Outdoor entertainment zones featuring a bar, pizza oven, alfresco kitchen, and covered lounge areas
Multiple pools, a spa, gymnasium, wellness retreat, and massage zone
It’s a full lifestyle transformation - a property designed for family, wellness, and luxury living.





Q: How would you describe the style of this design in one sentence?
Jason: A modern, open living environment that blends the indoors and outdoors seamlessly from every room.
When we presented the final design, the clients said: “You did good. Love it. Amazing. Perfect for us.” Their only feedback? “Make the pool bigger — and add a slide!”

Design & Development
Q: What are some of the key technical features?
Jason:
Infinity edge pool with wet edge transitions
Integrated spa zones and sunken lounges
Outdoor bar and kitchen pavilion with retractable glass panels
Architectural lighting and fire features
Smart automation system for lighting, heating, and pool control
These features work together to create a cohesive luxury experience from day to night.
Q: What were the main design challenges?
Jason: The property sits partly in a flood zone and includes areas of off-form concrete construction, which are challenging to modify. The garage layout also didn’t function for the family’s needs, requiring a complete repositioning.
The existing architecture featured exposed rafter tails and Colorbond roofing, which the client felt cheapened the look. Our redesign introduced clean lines, refined materials, and a contemporary coastal palette that elevated the overall aesthetic.



Q: Was the site suitable for construction? How did you overcome obstacles?
Jason: The flood zone required careful planning. We implemented tiered retaining systems, elevated decking, and integrated drainage solutions to ensure longevity and safety. It’s about creating a property that can withstand the elements while maintaining visual harmony.
Q: What inspired your vision for the design?
Jason: Inspiration came from time spent on-site. The natural light, coastal breezes, and open acreage guided the concept. We wanted to blend modern coastal architecture with the functionality of family living - drawing on lessons from our award-winning Terrigal and Glenorie projects.
Q: What innovative features did you include?
Jason: One standout element is the multi-zone pool concept — a series of connected water spaces for swimming, relaxation, and recreation. The wellness retreat with sauna and massage room is another innovation, creating a resort experience at home.

Jason:

Gated front entry with landscaped arrival sequence
Every element serves a purpose - comfort, entertainment, or tranquility.


Q: How did the clients react to the final presentation?
Jason: They were blown away. Their reaction was emotional - they said, “This is beyond our expectations.” Seeing that response makes every design challenge worthwhile.
